The director of a city-based property trading floor said a 600-square-meter villa priced at VND113 billion, or US$5.5 million, on Le Quy Don Street in District 3 had just been sold to a Vietnamese-Russian buyer.
Meanwhile, a French-style villa covering 500 hectares on Tu Xuong Street is quoted at VND110 billion. One potential buyer has offered VND70 billion and is willing to increase his bid to own the villa.
Villa prices in District 3 range from VND200 million to VND240 million a square meter. For example, a 900-square-meter villa on Ba Huyen Thanh Quan Street is now on sale at VND240 million per square meter, or VND216 billion for the whole house, while a villa on Nguyen Dinh Chieu Street is priced at some VND220 billion.
Ranking second after District 3, Phu My Hung new urban area in District 7 has many villas worth millions of dollars per unit.
The Chateau villa project of Phu My Hung Corporation on Nguyen Luong Bang Street has a villa up for sale at VND97 billion, or around US$4.7 million.
In addition, along Phung Khac Khoan, Mac Dinh Chi and Vo Van Tan streets in District 3, there are several villas priced at VND55-170 billion each.
Huynh Kim Doan, director of Eden Real Co., said that although the property market was mired in troubles, the high-end segment still recorded transactions. Homebuyers in this segment do not borrow from banks and often fork out the money there and then to buy their desired home.
