Few property deals made on trading floors in Hanoi

The troubled property market has forced many trading floors to shut up or halt operation. Only 37 transactions in the apartment segment were successfully conducted through trading floors in the first three months, while 842 deals proceeded separately. 

Similarly, the segment of villas and semi-detached houses saw 27 transactions take place on trading floors, while a hefty 2,203 were made elsewhere.

This has resulted in 122 out of the 500 Hanoi-based property trading floors inactive, and over 200 did not record any successful deals. The remainder only conducted a few successful transactions. 

Tran Hop Dung, head of the economic management division under Hanoi’s construction department, noted most transactions were carried out at certain places with synchronous infrastructure or good orientation and planning, rather than evenly distributed to all districts. In particular, the four districts Cau Giay, Dong Da, Thanh Xuan and Ha Dong are where property trading is the busiest.

Houses traded on property trading floors are mainly the products of the project owners. In addition, there is still a wide gap between real estate trading prices in the market and on floors.

Representatives of some enterprises in this sector said the poor professionalism of trading floors is the main reason why many property transactions are made elsewhere.

Most trading floors are established by projects owners to sell their own products. Therefore, competitiveness is still low, demand for information share is not high, plus the trading floors lack long-term strategies. 

Speaking on the sidelines of the recent seminar on creating an index for the realty market in Hanoi, Vu Xuan Thien, deputy head of the Housing and Property Market Management Department under the Ministry of Construction, said there are currently over 1,000 real estate trading floors nationwide. Still, the number of transactions via trading floors is modest due to the customs of Vietnamese people.
