Poland and the Baltics see property price starting to stabilise

Apartment prices in Vilnius decreased by 0.4% in September 2012 taking the average price to €1,190 per square meter, according to the latest price index from Ober-Haus Real Estate.
A negative annual change in apartment prices increased to 1.5% in September but sales are increasing, up 5.3% in the first nine months of the year compared with the same period in 2011.
In Riga prices have increased by 0.1% taking the average price to €989 per square meter and during the past 12 month the average apartment price has increased by 5.4%.
There has been a strong increase in transactions in the city, increasing by 29.6% in the first nine months of the year compared with the previous year.
However, from the peak of the market in December 2007 apartment prices in Riga have now dropped by 57.4%.
Average apartment prices in Tallinn also increased, up by 1.4% to €1,115 per square meter. It means that compared with a year ago average prices have decreased 1.4%.
And in the first nine months of 2012 sales were up 30% compared with the same period last year.
In Poland prices are still following, but the rate of decline is slowing. Apartment prices in Gdansk fell by 0.8% in September, taking the average apartment price down to €1,643 per square meter.
Warsaw saw prices falling by 0.4% in Warsaw and they fell by 0.1% and Lódz. In Poznan prices were unchanged from the previous month.
During the last 12 months the price of apartments has dropped from 7.7% in Lódz to 2.4% in Warsaw. From the peak of the market to the end of September 2012, apartment prices have dropped 12.5% in Warsaw and 33.9% in Lódz.
