Average property values in the UK up by over £3,300 in the last 12 months

The average home value across the country now stands at £226,369, however it is down £609 from three months ago.
The increase in property values over the past year was seen in all but three regions. Values fell 2.5% in the North West, 1.4% in Wales and 0.55% in Yorkshire and The Humber.
Property prices in London have continued to rise at a far faster pace than the rest of Britain over the past 12 months. The average property value in the capital rose by £30,259, or 7.3%, over the past year whilst the South East saw a 3.4% increase in average values.
‘It has been a relatively flat but stable year for house prices with most parts of the country seeing modest growth. London, however, continues to pull away from the rest of the market and has experienced strong growth again over the past year,’ said the firm’s Lawrence Hall.
The West Midlands and Scotland saw only minor increases in values, up by 0.98% and 0.62% respectively. The average price in Scotland is now £163,076 compared to £162,069 a year ago and in the West Midlands it is £172,710 compared to £171,038 12 months ago.
The best performing city was London where average values have increased by $30,259 in the last year. Everywhere else is some way behind. In second place is Wolverhampton with a rise in values of £7,630 or 5.08%, followed by Coventry where average values have increased by £6,409 or 4.45%.
The three worst performing cities are Peterborough, Aberdeen and Wigan. In Peterborough average values are now £161,974, a fall of £5,751 or 3.43%, followed by Aberdeen with a fall of £7,182 or 3.l36% taking the average value to £206,769 and Wigan with a fall of 2.93%, or £3,890, to an average of £128,993.
